Buying A Home

Q: HOW DOES YOUR FINANCING WORK?

A: We offer several owner financing options where we can sell you the home without you having to qualify at a bank.  Or, if we are able to get you qualified through a mortgage company for part of the purchase, we can loan you the balance.
Q: HOW MUCH DOWN PAYMENT MONEY DO I NEED?

A: We are very flexible with the down payment. We can offer you many options, and we will always do our best to work with whatever funds or assets you have available. You can even start on a lease purchase and then move to owner financing at a later date when you have additional money.
Q: DO YOU OFFER DOWN PAYMENT ASSISTANCE PROGRAMS?

A: Yes we do. A lot of times if you are a little short on down payment money we can set up a monthly payment plan spread over 1 – 2 years.
Q: WHAT OTHER METHODS OF DOWN PAYMENT ARE ACCEPTED?

A: We accept credit cards and trades of other assets such as a car, boat, or something else of value. You may also be eligible to withdraw or borrow from your retirement savings/401K to purchase a home without penalties.  Speak with the Human Resources department of your employer to determine your eligibility.
Q: HOW DOES YOUR LEASE PURCHASE PROGRAM WORK?

A: We can lease you the home with the exclusive right to purchase it at a later date.  This allows you to move into a house now using this "temporary financing" until you are ready to obtain a regular mortgage at a later date.

Our buyers love it because it gives them time to save up for a larger down payment; time to clean up past credit problems, time to sell another home, and also time to try out the neighborhood before buying. We are obligated to sell to you, however you are not obligated to buy. 100% of your option fee / down payment goes toward the purchase price of the home.  Plus you may be eligible to receive a credit each month.  If eligible, we will apply a portion of your lease payment toward the purchase of your home for every month you make your lease payment on time.
Q: WHAT IS THE INTEREST RATE ON YOUR OWNER FINANCING?

A: We are flexible with our terms to meet your needs. Typical interest rates range from 6.0% - 9.5% depending on your down payment and application. All credit is accepted and applications are necessary to verify income and employment.
Q: HOW DO I RESERVE A HOME?

Selling Your Home

Q: WHAT IS THE PROCESS FOR CHARLOTTE HOME SOLUTIONS TO BUY MY HOUSE?

A: We have a simple and quick process that allows us to present to you one or more options for us to buy your house.  Typically, from the time you first contact us, we can present you an offer within a day or two and close in about a week.  Here's how the process works:

Step 1: We'll gather some information from you over the phone and then do an initial market assessment.

Step 2: We will call you back to schedule a time convienent for you to show us the house.

Step 3: After viewing your house, we'll go back to our office to review your situation and come up with one or more solutions for buying your house.

Step 4: We'll meet with you again to present one or more offers that will meet your needs in selling the house.  If we have a solution that makes sense to you, we'll go ahead a write up an agreement.

Step 5: All the documents are reviewed and prepared by an attorney.  We can then schedule the closing at the attorney's office.  Most closings take no more than 20 to 30 minutes.
Q: MY HOUSE NEEDS A LOT OF WORK, DO YOU BUY HOUSES THAT NEED REPAIRS?

A: Yes, we buy houses any age, any style and in any condition.
Q: WHAT IF I'M BEHIND ON MY MORTGAGE PAYMENTS? CAN I STILL SELL MY HOUSE?

Q: HOW SOON CAN CHARLOTTE HOME SOLUTIONS, LLC BUY MY HOUSE?

A: After receiving your property information, we will do a market analysis of your home in the next 24 hours. We will call you and make an appointment to present offers to you for purchasing your home. If you accept one of our offers, we can purchase your home within 48 hours of our meeting. In total, we can purchase your home and go to closing in about a week or two.
Q: HOW SOON MUST I MOVE IF YOU BUY MY HOUSE?

A: We're able to be flexible and work according to your needs and schedule. Tell us when you'd like to move and we'll include your timeline in our agreement.  
Q: WHY DON’T I JUST LIST WITH A REALTOR?

A: Many real estate agents work very hard, but why do most agents talk about "listing" your home rather than "selling" it?  It's because they list in on their computer network and hope someone else will come along with a buyer.  Sadly, homes today can stay "listed" for months while you're stuck making the payments.  If it does finally sell, you get to pay the agent a big commission for thousands of dollars.  There is a better way!  We can BUY your house from you right now!
Q: CAN YOU BUY MY HOUSE EVEN IF I DON'T HAVE MUCH EQUITY?
